The association pays for the entrance, clubhouse and shared spaces. One invoice, one schedule, one look.
Common areas plus homes
Homeowners opt in to have their own houses lit in the same style. We quote the group together and invoice homeowners directly.

Do you work with HOA boards and property managers?
Yes. We send a written proposal your board can vote on and keep one contact for the whole project.
What parts of a neighborhood do you light?
Entrance monuments and signs, gatehouses, clubhouses, pool houses, common trees and landscaped medians. Anything the association owns and wants lit.
Can you light individual homes in a community?
Yes. Some neighborhoods coordinate a group of homeowners for a consistent look. We can quote the common areas and the homes together or separately.
How do you handle HOA rules about lighting?
Tell us what your covenants say about colors, timing and placement and we will design to it. We would rather get it right the first time than redo it after a complaint.
Will you work around community events?
Yes. Tell us when the tree lighting or holiday party is and we will have the display finished before then.
Is one invoice possible for several properties?
Yes. We can bill the association once for the common areas and bill homeowners directly for their own houses.
How much does HOA Christmas lighting cost?
Pricing follows the same linear-foot method as everything else, $8 to $15, plus anything extra like trees or monuments. We build a proposal from your list of locations.
Can you light a neighborhood entrance sign or monument?
Yes. Entrance signs, columns, walls and the plantings around them are some of our most common community jobs.
Can you light a clubhouse or pool area?
Yes. Clubhouse rooflines, porches and surrounding trees all work well, and we can plan the install around events.
How early should an HOA book?
As early as you can, ideally before your board votes. Send us the list of locations and we will have a written proposal ready.
Do you take down the lights after the holidays for HOAs?
Yes. Takedown and storage are included, so you do not need volunteers or a maintenance crew to pull them down.
Can individual homeowners in the community join in?
Yes. We can quote homeowners for their own houses in the same style, and invoice them directly.
